Cherryhill Governance
The Association is a non-profit corporation in the state of Colorado.
Homeowners are members of the Association. Each lot within the community has one vote on Association matters.
Homeowners vote on the volunteer members of the Board of Directors. The Board consists of three positions- President, Secretary, and Treasurer.
The HOA also has an Architectural Committee that enforces the Architectural Standards. The members of the Committee consist of the Board members and two homeowners.

Governing Docs
These are the current governing documents. The governing documents were revised in 2024 by a vote of the homeowners. The HOA government document heirarchy is as listed in the order below.
- •Plat
- A plat shows you how a tract of land is divided into lots in your county. It is drawn to scale and records the land’s size, boundary locations, nearby streets, flood zones, and any easements or rights of way.
- •Covenants
- The Declaration of CC&Rs is typically a lengthy document, setting up the
general structure of the development and describing what land is subject
to the governing documents, as well as what parts of the development are
common areas owned by the association.
The CC&Rs also contain restrictions on the use of each owner's property as well as of the common areas. They specify the association's authority and obligations and define the rights and responsibilities of its members (owners). Every owner must abide by all the rules, restrictions, terms, and conditions found in the CC&Rs. - •Article of Incorporation
- The Article of Incorporation contains only the basic information about the association, its name, location, and its purpose. It is used to create the HOA when the subdivision was developed.
- •By Laws
- These describe how the association is run, sets out voting rights and procedures, and contains rules for such things as how to call a meeting and how often meetings must be held.
- •Architectural Design and Construction Standards
- These describe the building requirements of the Association. The standards includes requirements for any construction within the community.
